1. Preheat oven to 350°F (175°C).
2. Grease two 8×4-inch loaf pans and line with parchment paper.
3. In a large bowl, whisk flour, salt, baking powder, baking soda, and pumpkin pie spice.
4. In a medium bowl, mix canned pumpkin, brown sugar, granulated sugar, applesauce or oil, eggs, and vanilla until smooth.
5. Combine wet and dry ingredients gently until no dry flour remains.
6. Fold in semi-sweet and mini chocolate chips, reserving some mini chips for topping.
7. Pour batter into prepared pans and smooth the tops.
8. Sprinkle reserved mini chocolate chips on top.
9. Bake for 50 to 55 minutes, checking for doneness with a toothpick.
10. Cool loaves in pans for 10 minutes, then transfer to a wire rack to cool completely.
